Key Outcomes
• Smart Finance removes need for initial investment and ensures cost savings
• Turnkey solution – complete project management from plan to install
• Occupant comfort maximised by latest smart lighting technology
• Major cost savings achieved
Retrofitting an energy efficient lighting scheme can involve a lot of upheaval and, with significant investment required, raising funds for future cost savings can provide a challenge for organisations wishing to operate more energy efficiently.
Many building owners and landlords are keen to upgrade to LED as the energy saving benefits are now so widely known. Faced with this situation, the owners of “Les Grands Moulins de Paris” (The Great Mills of Paris) took advantage of Sylvania’s ‘turnkey solutions’, a complete ‘concept to completion’ project management service, finance and lighting upgrade package to ensure a smooth and speedy path to project success. The result is a new LED lighting installation with immediate return on investment, featuring optimised lighting control to help meet the latest energy efficiency and sustainability targets. In addition, it provides a modern, productive working environment for the building’s occupants.
FINANCE + TURNKEY ENABLE PROJECT SUCCESS
Located in Gennevilliers, near Paris, the lighting at Les Grands Moulins de Paris needed a complete overhaul. The existing, inefficient lighting scheme consisted of standard 600x600 recessed fluorescents and 4x18W old-fashioned fixtures, with switches in every office. Sylvania undertook the renovation project with a winning combination of its Smart services, Logic Finance and Turnkey solution for the LED upgrade starting with an energy audit of the existing installation. The traditional energy consuming fixtures in the production areas (using sodium technology) and in the office space (using fluorescent technology) have been refurbished with energy efficient lighting fixtures featuring integrated SylSmart technology to maximise energy savings without compromise on occupants’ comfort. Combined with Sylvania’s Smarter Finance package, there is no upfront investment but immediate cost savings which justified to implement the change as soon as possible. Sylvania’s solution provided an immediate ROI, as with Smarter Funding, there is no initial capital expenditure required, so cost savings have been delivered from the start of the project. Sylvania also provided a complete, turnkey solution; full management, installation and set-up of the new system, providing much improved ambience and light quality, surpassing the lighting and environmental regulations for the property.
VASTLY IMPROVED LIGHTING
The industrial site now features Sylvania’s Sylbay best in class Highbay in the production area and Optix LED in office space modular office luminaires which are energy-efficient, easy to maintain and bring the benefits of LED light sources to occupants, vastly improving the quality of light within the property and providing a more comfortable environment. From an energy performance point of view, the new installation generates up to 71% energy savings and help the site to reduce its environmental impact by reducing 54t of CO2 every year.
EFFORTLESS INTELLIGENT LIGHTING MADE EASY
In the office area, Sylvania luminaires are equipped with latest generation of SylSmart Connected Building, directly integrated in each luminaire to avoid additional wiring during refurbishment work.
The solution utilises the smart sensors embedded in each fixture to create a wireless mesh network, distributing intelligence across each device and have a complete decentralised system, avoiding a single point of failure.
Each of these Smart sensors, ensure excellent coverage of motion detection and are capable of automatically adjust artificial light level based on natural daylight to ensure the best balance between occupants’ comfort and energy savings. Manual controls have been installed through kinetic wall switch (batteryless and wireless technology) to enhance occupant experience with lighting.
"Optimised light is a clear benefit that can be seen throughout the property"
SylSmart Connected Building also provides maximum flexibility with the ability to create the configurations off-site and easily maintain it with digital floorplans accessible via a dedicated web based platform, launched with Sylvania technology partner Silvair. Onsite implementation is accelerated with an intuitive mobile app, minimising disruption, and ensuring the security and reliability of the system. Settings can be adjusted quickly and easily through the Connected Building digital tools. As new tenants move in, the lighting can be easily reconfigured to simply suit the new layout.
Nicolas Boyer of Sylvania concludes: “The installation at Les Grands Moulins de Paris has been a complete success and we are working with the company on a number of other projects for similar properties in their portfolio. The combination of being able to provide our latest technology SylSmart Connected Building system and our peace-of-mind smart finance and turnkey service, has ensured the client has the best possible solution and we look forward to the next phases of the project together.”
Alain Thibieroz, Maintenance Manager explains: “Optimised light is a clear benefit that can be seen throughout the property, and in addition, the complete overview of the lighting installation has given us the ability to control the lighting, it is really great to adapt to local needs and facilitates easy maintenance.”
